What is Construction Design?
Intended for clients who need assistance with designing smaller-scale remodeling projects, such as a kitchen, bathroom or new great room, outdoor living space or master suite design. A Paschall designer will space plan and design your project and provide you with visual boards and drawings to communicate the proposed design intent documents to carryout your project with your contractor. This service is best utilized by clients who need expertise in changing your current layout of your kitchen or to help you re-imagine your space with a professional floor plans, materials, elevations, and 3D renderings but do not necessarily looking for a full home or large renovation project where construction oversight, project management, and furnishing selections are all included.

This is ideal for projects that have a smaller budget but want to achieve great results by utilizing our design expertise in space planning, and developing plans for construction. We can always add-on furnishings and other design services at any stage of the process and work on it in conjunction with the construction design process to deliver you a full makeover experience.

What is included in local and virtual Construction Design?

• Start with your complimentary 30 minute discovery call and give us the details of your project so we can provide you with a custom proposal & contract that outlines your specific project needs and explains each step of the process in more detail.

• The San Diego locals have the option for an In-person consultation for a fee of $300, if you are within a 10 miles radius of our office.

• After we come to an agreement, then we schedule our first meeting to discuss your design needs & preferences, inspiration, and expectations, etc. If you a local, then a team member will come to your home, have a "Dream Session" together to discuss your vision and the changes you would like to make. At this meeting, we will take measurements, videos and photos of the space and gather as much information as needed to begin working on your construction design plans.

• If you are out of the area, we will need you to provide us with a drawing or plans if you have those available. We will let you know the measurements and information we need to create a working drawing. Videos and photos from each corner of each space will go a long way in giving us the full picture.

• In approximately 2-3 weeks, we will review a digital design concept presentation, and share our creative ideas for your home. We will provide you with preliminary floor plans, material selections, lighting and plumbing fixtures, and proposed finishes for your soon to be beautiful renovation or refresh project. If you a local, we will have a hard material review in our office or at your home. Otherwise, we will review samples with you virtually, and in some cases ship you materials at your expense to approve.

• Based on your input, we provide one round of revisions to the Construction Design Package and finalize your approved layout, materials, and fixtures. At this stage your contractor is well on their way to providing you with construction costs.

• Once these selections have been made with our design team, we will provide a 3D model so that you can see your design vision come to life.

• Then we complete your Construction Design Package with approved materials, 3D renderings, elevations, and all measurements and design details needed to pass along to your contractor for execution

• Any additional rounds of design needed outside the included two designs will be subject to additional fees & scoped with team.

Once the Construction Consultation process is complete, you will have:

​

• All finish selections with pricing and availability, such as tile, cabinet, countertop, hardware, paint, and etc. ready for ordering.

• Conceptual Design Boards with floor plans, including furnishing locations as needed.

• Total investment costs of fixtures & finishes purchasing from our design studio.

• Specifications and diagrams that are necessary for construction bids and project implementation.

Note: Construction Design includes space planning but not furniture design or sourcing.

What is not included in Construction Design Package?

• Construction management/oversight or partnership with your contractor during execution of designs.

• Showroom visits are billed on a time and materials basis.

• In-person installs & final styling (if specific service is desired it can be scoped and would be billed as a separate service)

• Furnishings and decor design is not included in most cases, unless it is for a kitchen island. We love selecting bar stools!

Are there any other requirements prior to start of Construction Design project?
Yes! Since we are not overseeing the construction being designed you must have the following prior to the start of your project:

• Must have a set of updated architectural floor plans created, Paschall Design to build off approved floor plan

• If applicable, city permits must be approved prior to Paschall Design team beginning designs

• Client will need to have contractor hired on their own

• Client is responsible for execution and communication with contractor and subcontractors

Note: Estimated construction budget - $300/sqft. Construction requirements are different from state to state.

What is the first step in hiring Paschall Design for my design needs?

What is your consultation fee?
We charge $300 for consultations.

Can Paschall Design come out to my home?
Construction Design consultations are all held virtually and are used to discuss your project’s scope. Coming out of your consultation, we will provide you with a custom design fee proposal and contract. If you are local to Southern California and elect to hire Paschall Design, there is the option for the design team to conduct the immersion at your home if preferred. Note that mileage fees will be included in the proposal if in-person meetings are requested.

What do you charge for Construction Design? How do you determine your project fee?
Room rates are included below. Our design fee includes the conception, 3D renderings, elevations and all measurements needed to pass to your contractor for execution, including electrical.

DESIGN FEE:

• Kitchen - $4,500

• Primary Bathroom - $3,000

• Bathroom(s) - $2,500

• Laundry/Mudroom - $3,000

• Exterior Living/Kitchen/Dining - $3,000

How long does the design process take?
The average Construction Design process takes about 4-8 weeks to complete.

What does a typical project schedule look like?
Timelines vary from project to project depending on the scope of the request, but we generally find that Construction Design takes about 1-2 months to complete after kick off. Our process is as follows:

 

• Consultation Immersion: virtual meeting to discuss the details of your design needs, inspiration, etc to bring your vision to life

• Design: once all information has been provided, including floor plans, Pinterest boards, inspiration, etc., we will begin to design your space(s). As part of the design process, Paschall Design will provide you with 3D renderings. Renderings will include all construction elements, such as elevations, cabinet design and measurements and material suggestions for all hard materials and lighting. Construction design include space planning but not furniture design & sourcing. Two rounds of design are included within the design fee and all designs are reviewed virtually via video call.

For smaller-scale remodeling projects, such as kitchen or bathroom design and do not need construction oversight. We give you a full makeover with new layouts, cabinetry, lighting, plumbing fixtures, and finish selections and all the necessary details to bring your project to life with your contractor.  If you are not looking for new cabinetry, no problem, we can come up with creative ways to refresh each area of your home.
